General terms and conditions of business


When making a booking request, as well as when making a written booking and when moving into the accommodation, you confirm that you have read, understood and accepted our rental conditions.

Later complaints are ineffective.

Please ask your questions and requests before moving into the accommodation. We will then see if we can fulfill them.

As soon as payment has been made, you are entitled to the accommodation and the rental agreement is concluded. From this point on, cancellations will be charged at the full amount! We recommend that you take out cancellation insurance.
If a booking has been made but no payment has been made,
If cancelled up to 9 days in advance, 100% of the booking amount is due,
If cancelled 10 or more days in advance, 50% of the booking amount is due.

Contract:

The booking company or person is always the contract partner.
If no payment is made, the accommodation will be released to other guests.
There is no longer any entitlement to accommodation.

Extension of accommodation: In case of an extension, the rental amount for the further stay must be paid at least 3 days before the end of the old invoice, otherwise you are no longer entitled to the accommodation!

The booking is only valid for the tenant and the number of people named in the booking. Any additional occupancy is expressly prohibited. A change, in particular an increase in occupancy, can only be made with the consent of the landlord. This also increases the rental price for each additional person who travels. If fewer people travel, the total price must still be paid.

Moving into the accommodation:

The accommodation will be checked upon check-in. If there are any uncertainties, please let us know directly. Once you have moved into the accommodation, confirm that it has been handed over properly. Complaints at a later date are excluded!

Smoking and alcohol

Smoking in the accommodation will be charged 350 euros! - per incident and room.
Consumption of high-proof alcohol is not permitted in the outdoor area of the accommodation.

Harmony inside and outside our house is very important to us. Guests who behave inappropriately must leave our accommodation upon request!


An early departure, no-show, etc. is not the fault of the landlord and is your risk.
No refund will be made in these cases.


By moving into the accommodation you accept our rental conditions.

Departure time: the accommodation must be handed over clean and tidy by 10:00 am


Cleaning of the accommodation during the stay:
We are a self-catering accommodation.
The cleaning and maintenance of the accommodation is the responsibility of the tenant.
There is no automatic change of bed linen or towels.
There is a washing machine in the house.


However, we assume that the accommodation will be cleaned every 6 to 7 days.
This is necessary to maintain our property. If this is not done, a cleaner will be called in.

You will be charged €20 per hour for this. In the apartments, this will take around 4 hours. Rooms will take 1 hour each.

Oven and stove: Only use baking paper in the oven. Any burnt-on food in the stove must be removed. We will charge 20 euros for any additional cleaning work.


final cleaning / intermediate cleaning

A final cleaning fee is to be paid in addition to the rental amount.
If properly separated, the waste will be disposed of free of charge.
Unsorted garbage will not be accepted or will be charged at 30 euros per bag. Garbage can only be disposed of in our free bags!
Glass and organic waste must be brought to the public containers by yourself.

It is not permitted to wash vehicles on the property.


Energy costs:

Our prices include additional costs. However, if we determine an increased energy consumption, for example due to permanently tilted windows, an additional cost invoice will be subsequently issued for the increased consumption of heating costs.

The installation of electrical devices (such as heaters, cool boxes, etc.) is NOT permitted.

We note meter readings when you move in. If we find that electricity consumption is above average, this will be billed.
The price includes a room temperature of 20/21 C.
If you leave the apartment for more than 1 hour, the radiators must be turned down to level 1.

We can only maintain our prices if tenants behave prudently. Thank you very much.


LIABILITY:

The landlord is not liable for short-term failure of furnishings or installations or for any kind of external impairment. A price reduction is therefore excluded. The guest is liable for all damage caused by improper use in full. You will be billed for this during your stay.

The use of the accommodation, rooms, stairs, furnishings and the rest of the property as well as the parking lot is at your own risk, even in winter or when wet.

The landlord is not liable for any loss of valuables!"

We assume no liability inside or outside the house!

Video surveillance:

Our outdoor area, such as the parking lot, is under video surveillance 24 hours a day for the safety of our guests (when there is movement)


Duty of care of the accommodation:

The accommodation must be locked when you leave. Otherwise you will be fully liable and there will be any loss of the landlord's property. These will be charged in full at replacement value.

Inspection clause: According to Section 242 of the German Civil Code (BGB), the landlord can enter the apartment if he needs to replace or repair something in the apartment or if he wants to show the premises to new prospective tenants.

Entry into the apartment by the landlord: The landlord reserves his ownership rights and house rules and is entitled or one of his authorized representatives is entitled to enter the accommodation at any time without prior agreement.

House and property rights:

Furthermore, the landlord's house rules apply if he finds problems or discrepancies on the part of his property. He can therefore exercise his house rules at any time and enter the accommodation at any time without informing the guest in advance!

We are entitled to withdraw from the contract or to terminate it extraordinarily for objectively justified reasons at any time, for example if force majeure or other circumstances beyond the landlord's control make fulfillment of the contract impossible, the rental property was booked using false information about essential facts, the rental property is used for purposes other than residential purposes, we have reasonable grounds to believe that use of the service endangers the safety or peace of other guests, neighbors or the landlord's reputation in public, the rental property is soiled or damaged, the smoking ban is violated or the safety of the apartment or property is endangered. This can be a single resident or the whole group. Termination for the above reasons can, under certain circumstances, also be reduced to just individual people. We reserve the right to issue a ban on entry to the property if individual people violate the rules.


WLAN conditions

Permission to use Internet access via WLAN:
The landlord maintains Internet access via WLAN in his holiday property.
He allows the tenant to use the WLAN access to the Internet for the duration of his stay in the property.
The tenant does not have the right to allow third parties to use the WLAN.
The landlord does not guarantee the actual availability, suitability or reliability of the Internet access for any purpose.
He is entitled at any time to allow other co-users to operate the WLAN in whole, in part or temporarily and to restrict or exclude the tenant's access in whole, in part or temporarily if the connection is or has been used in an unlawful manner, insofar as the landlord has to fear a claim for this and cannot prevent this with the usual and reasonable effort within a reasonable time.
In particular, the landlord reserves the right, at its sole discretion and at any time, to block access to certain websites or services via the WLAN (e.g. websites glorifying violence, pornographic websites or websites requiring payment).
